Nueva Andalucia: The Golf Valley
Directly behind Puerto Banus, Nueva Andalucia is known as the "Golf Valley" due to its concentration of championship courses — Aloha Golf, Las Brisas, Los Naranjos, and La Quinta are all within a few minutes' drive. This is the largest residential area associated with Puerto Banus and offers everything from modest apartments to sprawling villas.
Nueva Andalucia is where many permanent residents choose to live. It has its own commercial centres, supermarkets, restaurants, and Aloha College (one of the coast's top international schools). The area feels more residential and family-friendly than the marina front while remaining just 5-10 minutes' drive from Puerto Banus.

The market is broad: a modest villa requiring renovation might be found from €800,000, while a fully refurbished contemporary villa on a frontline golf plot will exceed €3,000,000. There is strong demand from British, Scandinavian, and increasingly Middle Eastern buyers.
The Puerto Banus Lifestyle
Dining
The restaurant scene around Puerto Banus is diverse and constantly evolving. On the marina front, establishments like Astral Cocktail Bar, La Sala, and Cipriani serve an international crowd with prices to match — expect to pay €60-€120 per person for dinner. Behind the marina, Nueva Andalucia has excellent restaurants at more moderate prices, including traditional Spanish tapas bars where a meal costs €20-€35 per person.
Nightlife
Puerto Banus nightlife is legendary. Clubs like Pangea, Linekers, and La Suite attract a young, international crowd, particularly in summer. The season runs from May to October, with July and August being peak. If nightlife matters to you, nowhere else on the Costa del Sol comes close.
Shopping
The marina strip houses international luxury brands alongside local boutiques. The Centro Plaza commercial centre in Nueva Andalucia offers more everyday shopping. Yacht charter, jet ski rental, paddleboarding and diving are all available from the marina.
Rental Potential
Puerto Banus is one of the strongest rental markets on the Costa del Sol, driven by the global brand recognition of the area. Peak season runs from July to September, but the area also performs well during Easter, Whitsun, and the October half-term.

One important note: Andalusia requires a tourist rental licence (VFT — Vivienda con Fines Turísticos) for short-term lets. Since April 2025, new VFT applications require 3/5 (60%) approval from the community of owners in your building. A national VUD registration has been mandatory since July 2025, and Málaga city has frozen new tourist licences in 43 districts. Properties with an existing active VFT licence are significantly more valuable as a result. Your property must meet certain standards, and the licence number must appear on all advertising.
Security and Gated Communities
Security is taken seriously in the Puerto Banus area. Many residential complexes and all villa urbanisations have 24-hour security, CCTV, gated access and on-site guards. This is both a response to the wealth concentrated in the area and a significant selling point for buyers concerned about safety.
Gated communities like La Cerquilla, Los Granados, Ancon Sierra, and Las Lomas de Nueva Andalucia offer a controlled, secure environment with maintained gardens and communal facilities. Community fees for these developments range from €200 to €800 per month, reflecting the level of security and maintenance provided.
Who Lives in Puerto Banus?
The Puerto Banus area is remarkably international. The resident mix includes:
- British buyers: Still the largest foreign group, ranging from retirees in Nueva Andalucia apartments to wealthy entrepreneurs in Las Brisas villas
- Scandinavian residents: A large Swedish and Norwegian community, particularly in the golf areas
